Property in Paraguay is best searched for on the ground, with local knowledge and in Spanish. Listings on the portals are often out of date, prices are open to negotiation, and whether a title is clean only becomes clear once the public registry has been checked. That is the part we help with.

US citizens and green-card holders remain taxable in the United States on worldwide income, rent from a Paraguayan property included, regardless of where they reside.

FAQ

Does a property bought in Paraguay count for the Investor Pass?
From USD 200,000 it can, provided the property is held as an investment, such as a rental, and not used exclusively by you or your family. You do not need to have paid the full price: a notarized sales contract on which at least 30% has been paid, or a registered escritura, is accepted, so an off-plan unit can qualify. Unlike the productive category, real estate asks for no jobs, and it leads to permanent residency without the temporary stage.
Can foreigners buy property anywhere in Paraguay?
Almost anywhere. The one significant limit is the 50-kilometer border security zone, and it applies only to citizens of the neighboring countries (Argentina, Brazil and Bolivia) and only to rural land. A city apartment or house is unaffected, and a passport is enough to sign the deed.
Which taxes apply when buying and letting property in Paraguay?
There is no national real-estate transfer tax; the municipality charges a transfer tax of 0.2% or 0.3%. IVA arises when the seller is a company such as a developer. Rental income is taxed at 8%, and the annual municipal property tax runs at about 1% of the fiscal value. Fees for the escribano and the registry come on top.
